Imagine if potential buyers driving past the for sale board outside your home could instantly download a copy of your property details to their mobile phone, WELL, now they can.
Smart agent, Mike Rogerson is proud to announce the launch of QR codes on all of their property details and for sale boards.
This enables buyers to download details instantly to their smart phones, and call to arrange a viewing.
A QR code is a two dimensional bar code, which works much the same as a code that you would find on the side of a cereal box for example.
QR stands for quick response and gives your property its own unique code providing instant property details.
The code will be attached to the for sale board allowing prospective buyers to scan the code with their phone, to obtain your property details instantly.

Our website offers links to view local schools, epc’s, and now we have the addition of Google Street view allowing you to view the property but also the street and surrounding areas. The facility gives the user options to see the street, having a 360 view, zoom in and zoom out options giving the user the facility to view the surrounding areas.

Being a landlord chances are that at some point you will come up against a problem tenants. In general the law gives a level of protection to landlords against problem tenants.
If tenants do not meet their obligations in paying their rent and or are in breach of their tenancy agreement chances are you will have to take action against the tenant, this could include issuing proceedings against the tenant in the county court.
We hope you will never have to take such action to evict the tenant or monies outstanding, however even the best qualified tenants can encounter financial problems, the most common being loss of employment and marital break up.
When a tenant does not pay their rent and communication is lost and they won’t move out of the property, the only form of recourse is legal action.
We at Mike Rogerson Estate Agents will serve all relevant notices on the tenants and will attend court proceedings on your behalf taking the stress, inconvenience and cutting down on your financial cost.

From January 2013 Gas Safe are bringing in new regulations regarding flues for gas boilers
It will be compulsory for all gas engineers to be able to inspect and see flues.
Should the flue not be visible then it will be necessary for an inspection hatch to be fitted by this date in order for an engineer to carry out a check adequately.
If there is no access or the engineer fails to inspect the flue they will be unable to issue a gas safety certificate or indeed carry out any works
The new revised guidelines require inspection hatches to be fitted in properties where the flue is concealed within voids and cannot be inspected. The Homeowner/Landlord has until 31 December 2012 to arrange for inspection hatches to be installed.
Carbon monoxide alarms are not an alternative to being able to see the flue and you will still need to have inspection hatches fitted. You have until 31st December 2012 for this work to be completed. It is recommended that inspection hatches are fitted as soon as you are able to do so.
Any gas engineer working on an affected system after 1st January 2013 will have to turn off boilers if the flue is not visible.
Although most of the affected boiler and flue systems are relatively new (installed since 2000) the risk of faults leading to release of carbon monoxide increases as the systems get older.
It is important that you have your gas appliances serviced annually.
You Need To Take Action Now
If your property is less than two years old then contact your builder. If your property is between two and ten years old contact your home warranty providers. If your property is 10 years or older you should contact a Gas Safe registered engineer.
Contact your local Mike Rogerson Estate Agent now to ensure your property is not affected.
If you are a Mike Rogerson Landlord you do not need to take any action at this stage, we will be in touch with those landlords whose properties are affected by this new legislation to make arrangements to have the access hatches fitted before the deadline

We are finding more and more landlords who have never used a professional letting agent before are coming to us for advice about disputes they are having with their tenants regarding the deposit, rent arrears, or damage to the property at the end of the tenancy.
In April 2007 the government launched the deposit protection scheme. In the event of a dispute between the landlord and the tenant, an adjudicator appointed by the scheme will review the evidence provided by the landlord and tenant and decide how much if any of the deposit should be returned to the tenant or be awarded to the landlord.
In over 90 per cent of cases at the mydeposits deposit scheme where awards were made against the landlord, the key reasons were lack of inventories, check ins and check outs (sourced Property Drum 02/11)
With the deposit scheme in place it has never been more important to have a detailed, consistent, well drafted inventory or schedule in place. Without this it is very difficult for any landlord to prove liability for any damage caused by the tenant.
It makes all the difference having a professionally drafted inventory which is carried out by an experienced letting inventory clerk.

It was an excellent couple of days for Mike Rogerson Estate Agents at Manor Walks Shopping Centre for the event held on the 2nd and 3rd April.
We were delighted to meet so many new old and new clients on the day. We would like to thank all that participated in guessing the correct amount of balloons inside the Mike Rogerson car.
