What is the process for a property sale?

If this is your first house sale or its been a while since you last moved we have included a brief overview of the selling process to guide you through the key stages. Our expert negotiators are trained to support you with your move so please ask if you require any further help.


1 – The Valuation

Contact your local office for a free, no obligation valuation or click here to request one online. We can tell you of similar properties that have sold in the area and the prices achieved. We will give you an honest appraisal of the value of your home and the current market conditions. Our fees are fair and competitive and we offer a ‘No sale – No fee’ deal*.

 

2 – Costing The Move

For most of us buying and selling a house is the biggest financial transaction we are ever likely to make and it is, therefore, important to get it right and consider all the costs involved. We have highly trained and qualified staff who will be very happy to help you cost your move and consider such things as solicitors’ fees, survey fees, stamp duty and mortgages.

3 – Energy Performance Certificate (EPC)

As part of the European Directive, an Energy Performance Certificate is mandatory if you intend to sell your property. EPC’s will provide information on a buildings energy efficiency using a sliding scale ‘A’ being the most efficient to ‘G’ the least efficient.
In addition to the efficiency rating (relating to running costs) the EPC will also show the environment impact rating (relating to the carbon dioxide emissions). An EPC report will make recommendations of how you can improve the rating of your property, however there are no statutory requirements to carry out any of the recommended energy efficiency measures.

Sellers are required to commission an EPC prior to marketing their property, through you don’t need to have received a finalised EPC certificate before commencing marketing.

Mike Rogerson Estate Agents use an accredited Domestic Energy Assessors (DEA) who are registered with the appropriate accreditation scheme and they are required to have passed a basic criminal record’s bureau (CRB) check.

3 – Begin Marketing

We then place your property on the market for sale, erect the ‘For Sale’ board, take photographs, prepare property particulars and begin marketing your property.

 

4 – The Viewing

We will make regular contact with you to arrange suitable appointments for potential purchasers to view your property. Should you get any unexpected callers, please refer them to us to make an appointment. When showing people around your home, the best policy is often to be quite relaxed, allow your potential purchasers to have a wander around but be available to answer any questions.

 

5 – Negotiating A Sale

All negotiations should be conducted through your local office where we have highly trained and experienced staff who are dedicated to achieving a sale at the best possible price on your behalf.

 

6 – Conveyancing

Once a sale has been agreed, we will instruct your solicitors on your behalf and monitor the sale through to exchange of contracts and subsequent completion.

 

7 – Exchange of Contracts & Completion

Upon exchange of contracts our commission becomes due. This is usually paid direct to us by your solicitors. On the completion day you must move out of your property. If you wish, we will hold the keys on your behalf and release them to the purchaser when advised by your solicitor that the sale is complete.
