Mike Rogerson Estate Agents are exhibiting a promotional event at Manor Walks Shopping Centre, Cheviot House, Cramlington which will be held on Saturday 2nd and Sunday 3rd April.
Mike Rogerson Estate Agents had a record breaking year last year and opened two new offices in North Tyneside, expanding their region wide reach even further.
Sharon Younes, Area Manager is responsible for co-ordinating Mike Rogerson attendance at the mall and states, “We are one of the leading sales and letting specialist in the North East and clients looking for impartial advice should come along to the event and speak to us.”

Prediction continues in 2011 for demand outstripping supply for rental properties with expected demand in growth and rental revenue.
Strong tenant demand and falling supply pushes prices higher according to the latest RICS Residential Lettings
Survey for November 2010 – January 2011.
Rents rose at a rapid pace in the three months to the end of January, as falling supply of rental properties and strong tenant demand continued to drive prices upwards according to RICS.
The professional rental market is growing, but does need handling with care.
In this market applicants are often not restricted on what they pay but this means their expectations of quality and service is high, they do expect good decorative order, and expect instant results if anything goes wrong.
This extra quality and speed of service is normally more than offset by the premium rent you will receive.
Of course, we would say the best way for you to expand in the professional market is to use a professional, knowledgeable and friendly letting agent like ourselves.

The government’s Green Deal is to radically overhaul the energy efficiency of homes and small businesses, is a scheme which could support a quarter of a million jobs over the next 20 years, Chris Huhne said today. The green deal is the government’s new and revolutionary way to making energy efficient homes and businesses. Energy and climate secretary Chris Huhne said :
‘ The Green Deal is a massive new business opportunity which has the potential to support up to a quarter of a million jobs as part of our third industrial revolution, Insulation installers and the supply chain all stand to benefit from this long overdue energy makeover. Energy efficiency is a no brainer, we need to tap in to this huge market to save people money on fuel bills, save carbon and help the economic recovery ‘
WHAT IS GREEN DEAL?
The energy bill introduced in parliament on 8th December 2010 includes a provision for a new ‘Green Deal’ which is widely believed will improve the energy efficiency of british homes. The government is setting up an infrastructure to enable private firms to offer consumers energy efficient improvement to their homes, businesses at no upfront cost, and to recover payment through charges repaid in instalments from their energy bill.
WHAT ARE THE BENEFITS?
The green deal will allow many households and businesses to improve energy efficiency on their properties which will benefit in a couple of ways :
• Savings on energy bills
• Reduction of carbon emissions
• Available to everybody Nationally the UK needs to become more energy efficient to reduce the risk of serious climate change.

The local authority trading standards department is responsible in enforcing requirement to have An EPC on a sale or let building, failure to comply can result in a hefty fine.
The local authority are now investigating properties on the market for sale or let to ensure they are compliant in having a valid energy performance certificate.
Failure to make available an EPC on a sale or to let building means the seller or landlord may be liable to a civil penalty charge notice. In most cases the penalty is £200 but this can be issued on multiple occasions should a seller or landlord continue to market a property without an EPC. The penalty for a commercial premise is 12.5 per cent of the rateable value of the building with a default penalty of £750 where the formula cannot be applied. The range of penalties under the formula are set with a minimum of £500 and capped at a maximum of £5000.
As part of the European directive, incorporated into English law by the Energy Performance Of Buildings ( Certificates and Inspections ) ( England and Wales) regulations 2007 an energy performance certificate is mandatory if you intend to sell or rent your property, with very few exceptions. This has been a requirement since 1st October 2008 even if a property had been exempt from the home information pack (HIPs)
Since the demise of HIPs last year sellers are required to commission an EPC, but don’t need to have received it before marketing their property
All estate agents are under a duty to ensure a seller of a residential property has commissioned an EPC before they themselves can market the property.
EPCs provide information on a building’s energy using a sliding scale – ‘A’ being the most efficient, to ‘G’ the least efficient. In addition to the energy efficient rating (relating to running costs), the EPC will also show the Environment Impact rating (relating to carbon dioxide emissions). An EPC report will make recommendations of how you can improve the rating of your property however; there are no statutory requirements to carry out any of the recommended energy efficiency measures.
An EPC lasts for 10 years or until a newer one is commissioned.

Mike Rogerson would like to congratulate Sarah Thomas in her new appointment as branch manager for our Wallsend branch.
The role is a fantastic achievement for Sarah. The promotion just goes to show Mike Rogerson is dedicated to the improvement and advancing of colleagues.
